Market Update – Calgary – June 2021
Through the early spring market, many buyers did not have a lot of choices, but the recent improvements in supply are providing more options for those purchasers and supporting the strong sales we continue to see in June.
Speed of the Market:
The speed of the market was 42:10%. Demand from buyers was higher than the supply from sellers.
Home Sales
There were 2,915 sales in June:
- 65.3% increase compared to June 2020.
- Properties sold faster by 38.8% compared to last year.
Listings
There were 4,135 new listings in June:
- 23.6% increase compared to June 2020.
- Both the new listings and sales hve gone up, leading to an upward trend in prices.
Average Sold Price
- The average sold price was $494,111.
- A 7.4% increase compared to June 2020.
The median price also surpassed last year’s level by 8.5%
Detached Home Highlights
1,819 detached homes were sold in June:
- Sales surpassed last year’s level by 64.9%
The average price was $583,587:
- Average prices surpassed last year’s level by 8.1%.
Semi-Detached Homes Highlights
243 semi-detached homes were sold in June:
- Sales nicreased by 31.4% compared to last year.
The average price was $509,044:
- Average prices increased by 17.4% compared to last year.
Row Highlights
411 rows were sold in June:
- Sales nicreased by 69.1% compared to last year.
The average price was $343,802:
- Average prices increased by 12.5% compared to last year.
Apartment Highlights
442 apartments were sold in June:
- Sales went up by 90.5% compared to last year.
The average price was $224,000:
- Median prices increased by 2.27% compared to last year.
