Those who sold the ten most expensive Greater Vancouver properties in 2019 might not believe that last year was a down-market. That’s because the tenth most expensive home sold for $9.8 million and the most expensive sold for 36 percent more at $15.5 million, according to MLS data gathered by data scientists at Roomvu, a Vancouver-based real estate analytics company.
Unsurprisingly, seven of the ten most expensive houses were located in Vancouver proper, holding spots 1-4 on the list. The remaining three houses were sold in Whistler, Langley and West Vancouver.
To clarify, not all of the entries on the list are just houses. Nine out of ten are in fact gigantic, beautiful houses. But in Langley, coming in at number 7 on our list, it’s not the house that justifies the over $10 million price tag—the 3.36 acre property on which it sits does.

Just east of the University of British Columbia is a five-bedroom, five-bathroom property that sold for over $9.8 million in 2019. The home is ensconced in tall trees, which adds a level of privacy and desirability. It also contains a two-storey nook area with floor-to-ceiling windows, steam room, outdoor swimming pool and jacuzzi and a well-maintained garden.

Back on the West Side of Vancouver, the eight most expensive property on the list is located on the aforementioned Golden Mile on Point Grey Road. Much like the other homes on this prestigious stretch of road, the home features spectacular views of the Pacific Ocean and the North Shore Mountains—and thanks to the rooftop deck, these views are unobstructed. Proximity to Jericho Beach, Jericho Tennis Club and the Royal Vancouver Yacht Club, in addition to shops and restaurants on 4th avenue are a few of the reasons why this property sold for $10 million in 2019.
- 20452 80 AVENUE -10,300,000
Acreage lots are becoming fewer and farther between in the Lower Mainland. However, in the quickly developing suburb of Langley, the sixth most expensive property sold in 2019 was a 3.36 acre property near the Willoughby neighbourhood. Currently containing a modest single-family home, the property is slated for multi-housing development, with land use designation permits allowing for between 15 and 25 units per acre (UPA). Thanks to it being a short distance from Willoughby Town Centre, restaurants, cafes and other commercial amenities are situated very near to the 3.36 acre property, in addition to elementary, middle and secondary schools just a short walk away.
- 3828 SUNRIDGE DRIVE, WHISTLER -11,000,000
The only Whistler property on the top 10 most expensive list, six bedrooms and nine bathrooms are contained within this nearly 7,500 square foot home. It is located directly adjacent to Whistler Mountain, making it a ski-in-ski-out property. What’s more, it’s on one of the most prestigious streets in the Whistler/Blackcomb resort area. Its proximity to the world-class ski hill factored greatly into its $11 million price tag.
- 1230 MATTHEWS AVENUE – 12,000,000
On top of this 11,000 square foot modern home—designed by renowned architect Richard Henriquez—there is a 4,000 square foot heritage duplex on the 33,000 square foot lot. The duplex is protected by the Heritage Revitalization Agreement, which aims to preserve and maintain buildings of historical value, and is marketed as a guest home or home for staff. The home is located between Granville and Oak streets in Shaughnessy.

Designed and built by renowned European architect Loy Leyland, this 8,100 square-foot mansion, located in Vancouver’s Shaughnessy neighbourhood, is situated on a 14,389 square-foot lot. The 10 Most Expensive Condos Sold
The ten most expensive condos sold in Greater Vancouver also fetched a pretty penny. They sold at prices ranging from $5 million to over $8 million and were all located in Vancouver proper. Four of the top ten are located in Coal Harbour, three in the West End, two in False Creek and one in the Downtown neighbourhood.

Rounding out the top 10 is this 3,161 square-foot condo that features unobstructed views of Coal Harbour and the North Shore Mountains. It sold for $5 million thanks in part to access to amenities like a swimming pool, hot tub, gym and square room.
9. 503 535 NICOLA STREET – 5,050,000
Selling for the same $5.05 million price tag as the previous condo on this list, this Coal Harbour located, 3,882 square-foot interior (plus 1,500 square-foot exterior) property, is only a ten-minute walk from the most expensive condo sold in Vancouver in 2019. Much like that condo, it offers stunning mountain views. In addition, it has two large master suites with walk-in closets, a third non-master suite bedroom, and a large office and ensuite storage.
8. 5401 1128 W GEORGIA STREET – 5,050,000

The Shangri-la Hotel contains a condo that sold for over $5 million last year. Thanks to the Shangri-La, owners of this condo have access to five-star hotel amenities like a spa, outdoor pool and 24-hour fitness room. Two balconies, private garage with valet, hardwood flooring and a gourmet kitchen—to say nothing of being situated near the heart of Downtown Vancouver with all the shopping, restaurants and nightlife that has to offer—make this a desirable location.
7. 3601 838 W HASTINGS STREET – 5,175,000
The only condo among the top 10 most expensive located in the Downtown/Financial District neighbourhood of Vancouver sold for nearly $5.3 million dollars last year. This two-level property includes an over one-thousand foot rooftop terrace that features a wet bar and hot tub to go with its three bedrooms and three bathrooms. Twenty-four hour concierge service and an elevator parking system helped this condo sell for the seventh most money in Vancouver in 2019.
6. 1101 1633 ONTARIO STREET – 5,200,000
Further east, overlooking False Creek just like the previous entry on our list, is a condo that sold for $5.2 million. 360 degree views, four balconies totalling over 2,600 in square feet of outdoor space, and proximity to shopping and public transportation all contributed to it being the sixth most expensive condo sold in Vancouver in 2019. Three large bedrooms and a three car garage with storage locker also factored into the price.
5. 303 151 ATHLETES WAY – 5,700,000
The most expensive condo sold in 2019 not located in Coal Harbour or in the West End was in False Creek. Selling for $5.7 million, the property has 2,700 square feet of open living space including three outdoor areas. It also counts three bedrooms all with ensuite bathrooms, a private two-car garage and a master suite with a walk-in closet.
4. PH2901 1277 MELVILLE STREET – 5,700,000
The penthouse in the Flatiron Building was the fourth most expensive condo sold in 2019 fetching $5.7 million. Eighteen-foot ceilings allow for stunning views of Coal Harbour, the North Shore Mountains and Stanley Park. Views are even better when taken in from the over 1,400 square feet of outdoor deck space. Inside are two bedrooms and a family room, an ensuite spa on the main floor, and three fireplaces.
3. PH2501 1020 HARWOOD STREET – 6,300,000
Also located in Vancouver’s West End is a two-storey, 4,600 square-foot penthouse with four private terraces that sold for $6.3 million in 2019. This renovated condo in a renovated building has an oversized shower to go with the origami bathtub, on top of the six parking stalls that come with it. It’s also situated close to Sunset Beach and Burrard Street.
2. 1 1483 BEACH AVENUE – 7,228,000
At the other end of Downtown Vancouver is the second most expensive condo sold in 2019. Unlike Coal Harbour condos, it’s not the views of the North Shore Mountains that make this location desirable. Instead, this four bedroom, four bathroom, 3,028 square-foot condo offers what can only be described as magnificent views of the Pacific Ocean overlooking English Bay. It sold for over $7 million in 2019.
1. 301 1169 W CORDOVA STREET – 8,200,000
The combined indoor and outdoor square footage of the most expensive condo sold in Vancouver last year is bigger than most houses. Located on West Cordova Street, the over 6,000 square-foot property features an outdoor fireplace and pond, in addition to a gourmet kitchen and wine cellar. Building amenities are also factors in the $8.2 million price tag. An indoor pool, hot tub, gym and virtual golf room are contained at the condo’s location, which happens to be mere steps from the Seawall.
